Spring is in the Air! – Tenant turnovers in San Jose

Spring is here and it is a prime time for tenants relocating in San Jose and looking for a new place to live. This means some of you will have tenant turnovers.

As a property management expert in Santa Clara County I decided to write a few points to be aware of as an owner so that you are prepared for this transition and to make this process easier and faster.

Firstly, the rental market is on your side. What I mean by this is that rental inventory in San Jose and the surrounding area is low and as a result the rental prices are consistently increasing. There should not be a problem getting your home rented FAST.

Secondly, planning is everything. Let’s sit down and discuss your plan for the property. It is good to treat your rental as a long term investment and do the necessary repairs and improvements to maintain it.
These repairs should be done as quickly as possible not to delay the marketing and rental of the property. I can’t tell you how many times I’ve seen a property owner focusing on cost instead of speed and by saving a few hundred dollars they lost thousands in potential rental income.

Quality tenants are tenants that will pay rent on time and take care of your investment. That’s worth every penny you spend getting your home market ready.

Lastly, you need to keep in mind that things have changed with the San Jose real estate market recently. Right now inventory is low on both rental housing and real estate for sale. You can benefit by both owning rental property and selling your investment property. We know that real estate prices are up now but we don’t know what will happen in a year or two as the market tends to fluctuate.
These factors should be considered when looking at your long term goals for your property. Do you want to hold your investment property long term or have you already had it for a long time and now want to sell?
